Job Description

We are seeking an experienced Mortgage Funder to join our operations team. This role is responsible for reviewing clear-to-close loans, confirming all funding conditions are satisfied per investor approval, coordinating with warehouse banks, and disbursing loan proceeds in compliance with regulatory and investor requirements.

Experience

2–5+ years of mortgage funding experience in a lender environment
Experience working in a non-delegated model
Proficiency with Encompass or MeridianLink Mortgage LOS - Preferred
Direct experience ordering wires and coordinating funding with warehouse banks
Strong understanding of agency guidelines (Fannie Mae, Freddie Mac), FHA, VA, and conventional products
Knowledge of TRID, RESPA, and compliance requirements
High attention to detail with strong organizational skills
Ability to manage multiple loans and meet strict funding deadlines
Strong written and verbal communication skills

Responsibilities

Review loan files after investor-issued Clear to Close (CTC) to ensure all prior-to-funding conditions are cleared
Confirm loan documents align with investor approval and final underwriting conditions
Review and balance Closing Disclosure (CD), note, security instrument, and funding figures
Ensure compliance with TRID timing requirements and applicable state funding laws
Prepare and submit funding requests to warehouse banks
Initiate and confirm wire instructions in accordance with internal controls and fraud prevention procedures
Coordinate with escrow/title companies, settlement agents, processors, and underwriters to ensure timely closings
Verify final insurance, income, and collateral documentation prior to funding
Maintain funding logs and pipeline tracking to meet closing deadlines
Communicate funding status to internal teams and management
Support post-closing and investor delivery teams as needed
